Office Building Refurbishment Designers | 180 Queen St Melbourne V2

Company

180 Queen Street is situated in the bustling area between Bourke + Little Bourke Street Melbourne and is a modern boutique commercial office building catering heavily to the legal fraternity.


Brief

To provide a refreshed appearance to the restructured Ground floor lobby and to enhance the  amenities + facilities throughout the building.

An existing light well is to be visually enhanced + further utilised to distribute natural light + a visual point of interest for the floors. An appealing, common outdoor mezzanine area on Level 2 is to be refurbished to allow  common use by all tenants.

The area is to be both attractive + functional, adding an area within the building that can be used for entertainment and all patrons during the day.


Outcome

IN2 SPACE were again contracted for the second time to deliver a complete package undertaking Design + Documentation for the planned building refurbishment works. The building lobby + entrance were increased in size and extended further into the space where the existing ground floor tenant was relocated.

The ground lobby exposed staircase was given a face-lift with the introduction of finishes + cladding to provide modern clean lines + bring the area up to modern tastes. For budget purposes it was agreed that the existing staircase would be  maintained as it was but to be completely relined. From a design view point this introduced complexities for the execution, but clever detailing by IN2 SPACE + great workmanship by the contractors allowed the outcome to be a stunning result.

A light colour scheme was favoured for the lobby to visually enhance the size of the space + create a clean fresh interior.

New  signage, interior fitout, lit up image directory board + refurbished internal stairs  were installed. Careful coordination with the retail tenants + integration by IN2 SPACE  avoided any business disruption during the renovation process.

The internal light-well was redesigned to provide a green focus for all floors.  The rear courtyard was designed to provide a central spot for tenants to gather for drinks,  social events + was to be used as an enhanced facility within the building .

The building amenities including the toilets + tea rooms were totally stripped back + fitted out in a modern and striking fashion. The building entrance space is now tasteful, modern + inviting for the visitor + tenant alike with the majority of the building being given a refurbishment.

Office Building Refurbishment Design | 256 Queen St Melbourne

Company

256 Queen Street is a building situated just North of Lonsdale Street in Melbourne. It occupies an area surrounded by private education + trades colleges with numerous retail stores also nearby.


Brief

The business building was initially built in the 1970’s and had undergone a refurbishment in the 1990’s by a decorating firm with the result being an interior which portrayed a very residential appearance. It was lacking the commercial office design that commercial  buildings generally require when zoned for business use.

The brief provided to IN2 SPACE was to create an inviting and contemporary entrance/ground floor lobby space which would enable the landlord + office building to attract the calibre of tenant desired.

The refurbishment was to be undertaken on a tight budget + therefore clever design and detailing was required to achieve the best result for the monies allocated for the building upgrade design.


Outcome

IN2 SPACE provided a complete service, Designing + Documenting all works for the refurbishment of the building lobby in Melbourne project.

The building lobby + entrance were given a face-lift.  New lobby wall cladding was creatively used where we had gloss grey panels to one side + white high gloss panels accentuated by polished aluminium trim fins to the other side.

Feature lighting in the form of recessed light boxes + suspended pendants placed at the entrance of the space further provided movement for the space.

New building signage was designed for the front of the building + a lit up modern directory board were provided.

The ceiling was rationalised and the numerous services + fittings were streamlined to provide a cleaner appearance.

A visual focal point consisting of a lit up element in a striking green colour with lines appearing to move as you approach, was designed for the visitor entering the lift lobby.

Previously there was a long corridor that met the visitor on entering the building. This was an unappealing aspect in the form of a non descript wall in the very far distance.  The building entrance space now is tasteful, modern + inviting for the visitor + tenant alike and the refurbishment should see the entrance space appealing to visitors + tenants for many more years to come.

Company      

398 Lonsdale Street is situated between Queen + Elizabeth streets Melbourne + occupies an area surrounded by private education + trades colleges with neighbouring retail stores.

The area is an extremely busy hub with public transport facilities directly in front of the building.


Brief

To update the appearance of the lobby space + create a modern, uncluttered entrance as the existing retail stores surrounding the lobby internally were visually impacting the area.

The building was initially built in the 1970’s + had undergone a refurbishment in the 1980’s but it lacked the professional commercial appearance which office buildings require.

The brief provided to IN2 SPACE was to create an inviting + contemporary entrance/ground floor lobby space which would enable the landlord + building to attract the calibre of tenant desired going forward.

Outcome       

IN2 SPACE were chosen from a list of design firms to provide a complete service, Designing + Documenting all works for the refurbishment project.  The ground floor building lobby + entrance were given a revamp with a face-lift to the main area .

New lobby wall paneling was used in the form of high gloss white glass panels to one side + gloss white wall tiles to the other.

Protruding backlit gloss white columns accentuated the long passage leading to the lifts area + the rear wall culminated in a lit up feature. Feature lighting, new signage, a clean interior fitout + lit up image directory board were also provided.

The ceiling space was transformed by introducing thin floating blades throughout the passage which concealed the existing dated stepped ceiling cornice + provided concealed spaces to mount the building services within.

A visual focal point was designed for the visitor approaching from the long corridor. Previously the aspect that met the visitor on entering the building was an off white coloured wall in the very far distance that was far from part of the image that the landlord was looking to portray in order to attract appropriate tenants.

The building entrance space is now tasteful, modern + inviting for the visitor + tenant alike and the refurbishment should see the entrance appealing to visitors + tenants for many more years to come.

Seaway is a Local Expert in Global Shipping + represents numerous global shipping firms nationally with its head office situated in Melbourne’s CBD.


Brief              

IN2 SPACE was briefed to transform the existing dislocated office space + to create a cohesive yet flexible workspace working with the existing open plan workstations + the various streams + subsidiary firms accommodated within the area.

The new space was to embody the culture of the company + highlight the all inclusive nature in which the business conducts its affairs. Light filled spaces with low height workstation screens + barriers promoting collaboration + communication was a key requirement for the office space.

Working with some existing workstations within the space we cleverly achieved very well apportioned spaces around those areas + equally were able to economise on the overall spend for those areas.

A sensitive treatment of the workspace was undertaken and provided flexibility in growth + allowed open communication lines by maintaining a low barrier philosophy throughout the fitted out office space.

The Reception + meeting spaces that were designed to be current in appearance, professional + visually interesting have set the tone for the remainder of the office space. As a result, a visitor entering the space is greeted with a very welcoming interior.

The reception area is a very busy hub for the business as many couriers + agents visit the space frequently on a daily basis.  As a result, circulation space + impromptu meeting spaces were required. Large graphic imagery used within the space echoes the business’s ethics, its culture, it reinforces its industry association + its commitment to all its staff + business associates.

The space is extremely flexible allowing for the ebb + flow in the business. The resultant outcome for the visitors and staff alike is the comment that the space works perfectly for all needs.

Bullseye is a young, energetic digital agency providing digital consulting, online marketing, technology services + business solutions for all streams of businesses.


Brief

With the merger of two businesses and a fresh start, the company strives to create a dynamic work space to expand its business. Being a start up, the budget for their fitout was modest but the space was needing to reflect a far greater look.

The brief to IN2 SPACE for their new office space was to create an open plan, uncluttered + collaborative back of house for the working side of the office. The reception was to embody the clean, sharp + dynamic culture of the business + reflect the image portrayed in their marketing material.

The reception area is an extremely clean lined interior mainly decorated in a white colour scheme with a small strong accent of colour.

A low height circular wall concealing a utility bay + a low sculptured reception desk both sit  in the open space + appear as if they are geometric shape simply floating within the area. The general work area populated by many staff is a hive of activity further reinforcing the dynamics and the growth phase that the business is experiencing.

The business is housed in an extremely old heritage commercial office building that possesses large high building windows + an impressively high volume ceiling space which adds to the drama + excitement of the space.

The building’s attributes allowed us to design + produce a very impressive reception space and our client is extremely excited + satisfied with the outcome achieved.

Law Office Interior Design | Wisewoulds Lawyers

 

Company

Wisewoulds Lawyers have been practising law in Melbourne since 1853 + the business is built around tightly held core values with a flair + want to be different + not conform to its piers.


Brief

To relocate from their current multi-floor location in a 50 year old mundane style high rise building to a more identifiable + uniquely individual building.

Wisewoulds were seeking to achieve a more coherent + collaborative workspace for their staff in their new commercial offices in Melbourne.

The current layout lacked openness + communication channels between senior + supporting staff. They wanted to stand out from the rest of their piers by being located in a space that was extremely unique + individual. Entertainment + hosting social events for their clients was a space requirement for the new space to satisfy.

Outcome

IN2 SPACE were chosen from a number of design firms and provided a complete Design and Documentation service for the proposed office fit out in Melbourne, Victoria.

Working closely with the client and all the consultants involved,  IN2 SPACE achieved very well apportioned and sensitive workspaces over numerous floors within the building.

 Various business functions and departments were carefully planned to be located within areas and floors in the space to allow the business the flexibility required to cater for the ebb + flow in department staffing.

The Reception + meeting spaces occupy a large part of the entire top most floor + the architectural detailing harmonious and accentuating the period features + heritage era of the building.

Wisewoulds had a love for the “ArtDeco” period with this client housing floors successfully modelled on this Romantic yet dynamic style. Warm timber finishes + highlighting chrome finishes were introduced into the detailing of furniture + fittings without going to the extreme which would have lost the appeal.

The remaining  support working  floors were designed with communication between employees + departmental interrelationships being of paramount importance.

Situated in the busy precinct of Richmond Victoria 3121 with limited space, the organisation’s lease was not due to end for another 5 years. The Brief was to enable the space to dynamically project the business and its culture and to make the best use of an office space that was realistically too small. Launch Recruitment has offices located nationally + is one of Australia’s leading recruitment firms with their new commercial office space being opened in Melbourne heralding another phase in the expansion of their business + presence.


Brief         

The new corporate headquarters in Melbourne was to be a dynamic, invigorating and professional workspace. Largely accommodating female staff at the time, the design was to be sensitive + appealing to their needs + preferences without isolating the male gender.

The leased space was compact in area so the planning and fitout of the office was to be efficient + well thought out to allow flexibility for growth + change as the office evolved and grew.

IN2 SPACE  were chosen from a number of design firms to help this recruitment business with the expansion of their offices into Melbourne. IN2 SPACE provided a complete Design, Documentation + Office Fit out service handling all the design, build + management services.

Being only a relatively small space, careful + thoughtful consideration was to be afforded to the overall planning of the space to allow for all functions to work efficiently within the space.

The client spaces occupied part of the front area behind the floating masking screen located off reception + were tightly integrated to allow the flexibility for the numerous business meetings, both brief + extended as required.

One important aspect of working within 500 Collins street; an advanced sustainable building, is the need to provide much thought around designing acoustic integrity around the open-celled ceiling lining which the building is fitted with. Acoustic privacy was successfully achieved for the space + architectural detailing of the fit out structure allowed for the building’s air-conditioning systems to still function very efficiently.

The general workspace was designed allowing as much natural light infiltration + flexibility in expansion as possible.  Striking graphics were employed to repeat + reinforce the branding from all angles as building visitors + clients frequented + trafficked the buzzy mezzanine area that the business was located in. A strikingly dynamic reception for the Melbourne office area was created comprising of strong company branding, clean lines +  modern furniture.

Company

Impact English College is an award winning private college / education provider in Melbourne offering a wide range of intensive + practical English language courses. Since its inception it has grown to occupy a large part of a commercial building at 620 Bourke St in Melbourne + continues to expand its college space in Melbourne + nationally providing leading educational courses.


Brief

The College is experiencing a growth phase + additional space is being secured within the building as the need arises. The brief to IN2 SPACE was to provide a fitted out space for the educational facility that was modern, clean, possessed comfortable facilities within a vibrant learning atmosphere.

It was important to economize the building’s floor plate + provide spaces which complied strictly to the education department’s safety + size standards. Strict compliance with the National Construction Codes 9B regulations pertaining to college/ school spaces was to be observed.

The new space was to be used by Impact English to establish the college as a solid performer in the ever expanding private education sector in Melbourne.

Colourful breakout spaces were interspersed throughout the multiple floors as areas for students to gather + relax. Reception was designed around a colourful theme which the proprietors wanted to use to create an inviting + friendly atmosphere.

The Port Melbourne Neighbourhood House is a council owned facility providing community services, access + connectivity including numerous courses + cooking classes.

The centre comprises many rooms + classrooms used by a wide variety of the public with the kitchen being a facility within the centre which they are keen to promote + enhance to facilitate the cooking courses.


Brief

The council was seeking to design the kitchen that was attached + intimately associated with the functions of the Neighbourhood house in reference to the end user needs, DDA
compliance, building regulations + health department requirements.

The refurbishment was to enhance the kitchen’s facilities + provide a modern looking space to be able to conduct the learning courses within + support the numerous other functions + events held by the centre.

The new vibrant colour scheme recommended by IN2 SPACE blends in harmoniously with the centre’s current colourful interiors + the new fitout has been embraced by all users.

The new kitchen space was designed in order to be able to open up to the surrounding areas to cater for multiple types of functions + courses by way of collapsible bi-fold glass doors. New stainless steel appliances + fixtures were specified + fitted throughout the project, bringing the kitchen in line with commercial standards.

Clever detailing was required in order to house an above ground grease trap in the cavity of the kitchen cupboards + this successfully eliminated the need for expensive excavation to the existing floor slab.

The space is successfully functioning as required and has extended the life of the facility for many years to come.
